
The Town of Newmarket has prepared a new Zoning By-law for the Yonge Street & Davis Drive Urban Centres.
Zoning By-law 2019-06 for the Urban Centres is available here.
Specific to the Yonge Street & Davis Drive Urban Centres, this by-law directly implements the Urban Centres Secondary Plan's planning objectives, including permitted heights, densities and land uses.
About the Urban Centres Zoning By-law Project
The Urban Centres Zoning By-law provides precise development standards for the areas within the Urban Centres, and efficiently facilitates applications for development and re-development within these areas. This new Zoning By-law provides provisions on specific items like building heights, setbacks, placement, parking requirements and facility design, and frontage articulation (among others), in a way that is simpler and more understandable than previous zoning standards.
This new zoning by-law is applicable to the Yonge Street & Davis Drive Urban Centres, as shown below:

Current Status
The Urban Centres Zoning By-Law was approved by Council on September 24, 2018 and approved by the Local Planning Appeal Tribunal (LPAT) on June 10, 2019.

Parking Standards
As a background study to the Urban Centres Zoning By-law, a Parking Standard Background Study was prepared for the Yonge Street and Davis Drive Urban Centres. This study recommend new parking standards for both residential and non-residential land uses in the Yonge Street and Davis Drive Urban Centres, sets out minimums and maximums per land use, and are generally lower than previous standards.
These new standards encourage greater usage of transit and assist in the redevelopment and intensification of the Urban Centres. These new parking standards have been brought into the new Urban Centres Zoning By-law.
